Bronx Metro-North Station Area Plan and Environmental Impact Statement

BJH consulted with STV and NYC Department of City Planning to draft the socioeconomic chapter of the Environmental Impact Statement that evaluated the potential impacts of the Bronx Metro-North Station Area Plan. The Bronx Metro-North Area Plan is a neighborhood plan designed to complement four new Metro-North stations coming to Parkchester/Van Nest, Morris Park, Hunts Point, and Co-op City in 2027. The plan will create nearly 7,000 homes, including 1,700 permanently income-restricted affordable housing, as well as 10,000 jobs, all of which will be close to public transit. The plan allows for new residential uses in sections of Parkchester/Van Nest that currently can only be used for commercial and manufacturing uses. New jobs will be created in these neighborhoods by strengthening commercial corridors and supporting local institutions and job centers. The Bronx Metro-North Area Plan was approved by the City Council in August 2024.
