Regional Strategic Plan & Waste Reuse Feasibilty Study
For a strategic plan for the Villages of Watkins Glen and Montour Falls, BJH provided demographic, employment, economic, and real estate analysis of the two villages and the immediate Schuyler County Region to determine market demand for a range of potential future (re)development/reuse opportunities. Redevelopment areas included a prominent lakefront former Waste Water Treatment Plant (WWTP) site in Watkins Glen and a variety of sites identified by the Project Seneca strategic plan, a revitalization effort for the southern end of Seneca Lake that began through funding from New York Department of State’s Local Waterfront Revitalization Program.
BJH provided retail gap and business trend analysis of the market area to identify retail and service industry market attraction opportunities to help meet demand for currently undersupplied goods and services. Additionally, BJH provided high-level demographic analysis, drawing from ACS data to outline population, household, employment, and educational attainment data and trends. BJH also used CoStar and targeted phone interviews to provide the client with real estate metrics, including rental rates, vacancies, absorption, and inventory data for residential, retail, and hospitality market types.
Our analysis was presented at community meetings for the strategic planning process, and provided background to the SCOPED Advisory Committee to support the creation of development scenarios for the reuse of the former WWTP site in Watkins Glen.
